Maintenance & repairs are a normal part of renting and will happen from time to time. To ensure that we are able to attend to this in a timely manner, maintenance & repairs requests need to be sent to us in writing either via email or text, giving as much detail as possible so we can understand what needs to be attended to. In the case of an emergency, please ensure everyone in and around the property is safe and then contact us immediately to arrange trades.

Every rental property is different, rent generally does not include the cost of utilities unless specified in your lease agreement. You will need to organise your own electricity, gas, internet and phone services. Water bills will stay in the Landlord’s name and you will be invoiced for this when the bills come in from SA Water.

If you wish to install additional hooks, approval from the Landlord must be sought beforehand, please contact your Property Manager with the details, in order for us to obtain Landlord approval.

Pets need to be specifically approved with a pet lease drawn up for each specific pet, if the pet is approved by your Landlord.

There may be restrictions on the types of pet/s you are allowed according to Council or Strata Corp rules or the layout of the rental property e.g. no suitable fencing

Yes – friends & family are permitted for brief stays at your rental. For longer stays, please notify your Property Manager so approval can be sought from the Landlord.

NOTE the same restrictions on pets also apply to house guests.

Additional keys can be cut at the tenant’s cost, any additional keys that are cut during the tenancy must be returned at the end of the tenancy.

If you accidentally lock yourself out, you may need to call a locksmith to allow you entry back into the property. If a new set of keys is required, please ensure an additional set is provided to your Property Manager.

Your Property Manager may be able to assist using their set of keys, though this is only sometimes possible and shouldn’t be relied upon as an option.

No – Landlord’s insurance does not protect your belongings, you will need to take out contents insurance at your own cost.

If you know that your rent is going to be late, please contact us so we can let the Landlord know. If your rent is late and we have not been notified by you, then you will be in breach of your lease. We will then try to contact you by phone, email or text to ensure that it is paid. Extended arrears can lead to a notice for breach of tenancy.

Sometimes things happen and you may need to move out of your property part way through your lease. You may be responsible for some costs in reletting the property and rent while we find a new tenant. You need to notify your Property Manager as soon as possible.

Sometimes it is possible that a change in circumstance may mean that your Landlord decides to put your rental up for sale during your lease. If this happens you are protected by your lease even if the property is sold. We understand the sales process can be stressful for some tenants, we will keep you in the loop and work together to come to the best outcome.
