How we manage properties
- Ingoing Inspections – conducted before a new tenant moves in which details/room by room all fixtures, fittings & other details of your property. Numerous photos are taken at this inspection and kept on file for future reference.
- Outgoing inspections – conducted at the end of the tenancy to establish whether the property has been left in good order and the bond can be released back to the tenant. The ingoing inspection report & photos are used at the outgoing inspection as a comparison of condition.
- Organising repairs & maintenance in order to maintain your property in good order
- Payment of property outgoings & contractors on behalf of the landlord
- Marketing of your investment property – advertising on the internet
- Arranging private inspections for interested tenants
- Conducting a thorough tenant screening/selection process in order to obtain the best tenant for your property
- Document preparation – tenancy agreement, pet lease etc
- Collection/receipting of rent, monitoring of late rent payments with prompt follow up with tenant if rent is late
- Lodging of bonds on behalf of the tenant
- Invoicing tenants for water usage & supply (if applicable)
- Reletting Fee is included in the Management Fee (renewing a lease of an existing tenancy)
- Provision of End of Financial Year statements for taxation purposes
- Regular contact between Landlord & Property Manager
Routine Inspections: conducted approximately every 4 months to ensure the tenant is looking after your property. This is also an opportunity to highlight any maintenance & repairs for your attention.Letting Fee: 2.2 weeks’ rent (for a new tenancy)
Insurance
It is extremely important to take out insurance for building and landlord insurance to cover in the event that something goes wrong. Many insurance providers have tailor made landlord insurance policies that will cover for loss of rent, malicious damage and legal liabilities. Please ensure this cover is in place before your investment property is leased.
PREPARING YOUR PROPERTY FOR RENT:
By properly presenting your home, you will reduce the vacancy times and help achieve your maximum rental potential. A clean, well maintained home will set a standard by which the tenant needs to adhere to and also attract the type of tenant that will keep it in the same condition and look after it like it was their own. The tenancy agreement requires the tenant/s to maintain the property throughout the tenancy agreement and hand back the property “in reasonable condition and in a reasonable state of cleanliness” at the end of the tenancy.
Some helpful tips when preparing your property for rent:
REPAIRS:
- Replace/fix any cracked/loose tiles
- Patch holes in walls – remove excessive amounts or hooks, nails etc
- Consider painting walls a neutral colour if needed and/or touch up paint work where required
- Fix leaky taps
- Check that toilet/s are working properly – water not running through or not flushing properly
- Fix doors, cupboards, drawers that do not close properly
- Make sure towel rails, hand towel rings, toilet roll holders etc are firmly fixed to the wall
- Ensure the free to air TV antenna is working properly
- Replace blown light globes – inc. the light over the stove & heat/lamp/lights in bathroom if applicable
- Ensure all appliances are in working order – if not, remove them. Provide user manuals
- Clean chimneys or cap/block off ornamental fireplaces/chimneys
- Ensure gutters & downpipes are in good repair and clear of debris
- Ensure all exterior locks work and have keys
- Level off uneven pavers or other tripping hazards identified
- Ensure smoke detectors are installed & are compliant
CLEANING/TIDYING UP:
- Ensure all carpets are clean
- Clean inside cupboards & drawers & all surface areas
- Wash windows & screens inside & out
- Clean oil off driveway/carport/garage areas
- Clean away cobwebs
- Clean rangehood filters, air conditioner filters and exhaust fan covers in bathroom, toilet etc
- Dust light fixtures, ceiling fans & air conditioner vents
- Clean grout
- Clean or air out musty smelling areas
- Mow lawns (if applicable)
- Remove weeds
- Trim plants & hedges
- Remove any rubbish from around the house, sheds etc
- Make sure the house number is visible from the street
Our management and letting fees are 100% tax deductible, as are expenditures on repairs and maintenance, depending on the nature of the item. This can be confirmed with your accountant.
